The Vision

50 Stephanie Street is located in the heart of downtown Toronto, with great access to transit, retail, amenities, and greenspace. Given the site's great access to area amenities, we are proposing a new mid-rise infill rental building to the north of the existing building. This new building will contribute much needed rental housing for people wishing to move to the area, as well as new amenities for current and future residents. As part of the proposal, the existing apartment building at 50 Stephanie Street will remain.

Current Site

50 Stephanie Street is located on the northeast corner of Beverley Street and Stephanie Street in downtown Toronto, just south of Grange Park. The site is currently occupied by a 24-storey residential apartment building and a vacant open space area.

The site is near convenient transit, retail, services, greenspace, and important cultural and educational institutions:

  • GREENSPACE:
    • • Directly north of the site is Grange Park
  • INSTITUTIONS:
    • • The site is south of the Art Gallery of Ontario (AGO)
    • • The site is to the southwest of Ontario College of Art & Design (OCAD) University
  • SERVICES:
    • • The site is west of University Settlement, which runs recreational and social programs/services from their 23 Grange Road centre
  • TRANSIT:
    • • The site is an 8-minute walk to Osgoode Station (TTC Line 1 - Yonge University)
    • • The site will also be approximately an 8-minute walk from the planned Queen/Spadina Station serviced by the Ontario Line
    • • The site has nearby access to east-west streetcar routes along Dundas Street West (505 Dundas) and Queen Street West (501Queen), and the north-south 510 Spadina route
    • • There are several north-south and east-west cycling routes nearby, including:
      • • North-south: Beverly Street and University Avenue
      • • East-west: College Street, Richmond Street West, and Adelaide Street West
  • RETAIL/SERVICES:
    • • North, south, and west of the site are three major commercial streets, Dundas Street West, Queen Street West, and Spadina Avenue (respectively), lined with retail and entertainment uses

Commitment to Existing Tenants at 50 Stephanie Street

The proposal is for a new mid-rise building to be built where there is currently a vacant open space to the north of the existing building. There will be a new amenity space connecting the new and existing building. The existing apartment building at 50 Stephanie Street will remain as part of the proposed development, with minor construction made to a portion of the ground floor to accommodate the new amenity space. The owners of 50 Stephanie Street are committed to supporting existing tenants throughout the process. We encourage existing tenants to reach out if they have questions or would like to provide feedback.
